Terms and Conditions
By making payment and securing your booking, you are entering into an agreement with us.
Please read these terms and conditions carefully and retain a copy for your records, as they are subject to change.
These terms apply to individual guest stays at our property.
Summary
- Check-in is available from 3:00pm on the day of arrival
- Check-out is no later than 10:00am on the day of departure
- Full payment is required at the time of booking
- Bookings are fully refundable within 24 hours of booking
- After 24 hours, all payments are non-refundable and non-transferable
- Promotional codes cannot be used in conjunction with other offers
- No pets permitted
- No events, parties, or commercial photography allowed
- Smoking is not permitted inside the property
- Quiet hours are between 10:00pm and 7:00am

Definitions
“We”, “us”, or “the Property” refers to the accommodation provider.
“You”, “Guest”, or “Customer” refers to the individual(s) making the booking.
“Accommodation” refers to the property and all spaces included within the hire.
Booking and Payment
- Full payment is required at the time of booking to confirm your reservation
- By making a booking, you confirm you are authorised to do so on behalf of all guests included in the reservation and that all parties agree to these terms
- You are responsible for ensuring all booking details are accurate. Any errors must be reported within 7 days of receiving confirmation
Cancellation Policy
- You may cancel your booking free of charge within 24 hours of making the reservation for a full refund
- After 24 hours, all bookings are non-refundable and non-transferable
- We strongly recommend purchasing travel insurance to cover unforeseen circumstances
Arrival and Departure
- Check-in: 3:00pm – 10:00pm (alternative times must be arranged in advance)
- Check-out: by 10:00am on the day of departure
Cancellation by Us
In the unlikely event we are unable to honour your booking, we will offer:
- An alternative date, or
- A full refund
We are not liable for any additional costs or losses incurred.
Code of Conduct
- Only registered guests are permitted on the premises
- No visitorsare allowed
- No pets are permitted under any circumstances
- No events or parties are allowed at the property
- Commercial photography or filming is not permitted without prior written consent
- Guests must behave respectfully at all times
- Quiet hours must be observed between 10:00pm and 7:00am
- Smoking and vaping are strictly prohibited inside the property
You are responsible for your conduct and that of your party at all times. Failure to comply with these rules may result in immediate termination of your stay without refund.
Damage and Liability
You are responsible for any damage caused during your stay and will be charged for repairs or replacements if necessary
We are not liable for loss, damage, or injury unless caused by our proven negligence
Lost Property
We can return items left behind upon request. A minimum charge of £5 will apply for postage, packaging, and administration.
Missing Items
We reserve the right to charge for any items found to be missing after your stay.
Data Protection
Your personal data will be kept secure and used only for purposes related to your booking.
Wi-Fi Usage
Use of our Wi-Fi service constitutes acceptance of our usage terms.
Complaints
If you experience any issues during your stay, please notify us as soon as possible so we can resolve them. Complaints received more than 10 days after departure may not be investigated.
Governing Law
These terms are governed by the laws of England and subject to the jurisdiction of the English courts.
Amendments
We reserve the right to amend these terms and conditions at any time.
